Tips on Manitoulin Properties
Homes and Buildings:
Ask for a vendor disclosure on buildings and a
building report is your right to obtain.
Be aware of water supply, foundation, sewage disposal system,
electrical, heating systems, plus physical nature of the
building, e.g. roof, windows, siding, etc.
All Properties:
Be aware of sewer/water costs, taxes and verify
at the town offices. Know the maintenance of the road to
property e.g. year-round, seasonal, is it a legal right of way
or a road with no title access just being used. Make sure
you know all encumbrances on the property such as hunting
rights, service lines, restrictions on use, titles not quite
clear and any vagueness on property lines due to old survey or
neighbour usage of property for sale.
