LITTLE CURRENT—A new subdivision in Little Current is promising to bring modern housing for seniors and families alike through a combination of rental units in four-plexes and detached homes for sale.
“The latest new house was completed two weeks ago, and it felt like it sold overnight,” said Jordan Stephens, the real estate agent who is helping to develop and sell the homes in the subdivision.
The lots are located on Hayward St. between Cockburn St. and Boozeneck Rd. on the south side of Little Current. The developers have a total of eight lots and they say they have the first rights on other lots in the area.
“If it all goes well, we’d like to build a whole subdivision,” said builder Max Rivard, president of Maximum Construction North Limited, the company constructing the houses and four-plexes in the area.
“As long as the demand is there, we’re going to keep going. We’ve had a great experience working with the town; the CAO, Dave Williamson, has been great,” said Mr. Stephens.
The new four-plex is geared towards a senior clientele, with a 55-year-old lower age limit.
“They’re just ground level with no basement. The quads are about 900 square feet and have two bedrooms,” said Mr. Stephens.
This development is not the only one going into the neighbourhood. The Ontario Provincial Police (OPP) are planning to build a new detachment just south of the forest between Hayward St. and Boozeneck Rd. and will be breaking ground on that project this spring. Mr. Stephens said that their presence will be a welcome addition to the neighbourhood.
“Having the OPP station next door is the best security you can possibly get, which I think people in the older age group will appreciate,” he said.
“This subdivision is going to open more housing opportunities and give consumers affordable houses with broader options,” said Mr. Stephens.
House prices start at $249,000 for the standard model, but Mr. Rivard says he is able to customize homes if buyers would like to be involved in the construction process. Mr. Stephens said he and the team had yet to finalize the rental rates for the four-plex units.
“This is the only new subdivision out here. It’s going to be more private, and I think this community, when it’s built up, is going to be fairly quiet because it’ll be a more mature neighbourhood,” says Mr. Stephens.
“We’re going to start taking rental applications pretty soon,” adds Mr. Rivard, who says the four-plex is expected to be move-in ready by this summer.
